Multi-Tenant Industrial Offering Memorandum Design

Overview
This project involved the design and layout of a full Offering Memorandum for a ±15,900 SF multi-tenant industrial asset located in the Airport / Henderson submarket of Las Vegas.
The brokerage team required a clean, investor-ready marketing package that clearly presented:
Multi-suite configuration (100, 200, 300, 301, 302)
Industrial and retail components
Site plans and floor layouts
Market data and demographics
Location advantages near Harry Reid International Airport
All financials and written content were provided by the brokerage team. My role was to structure and elevate that material into a professional, investor-ready OM.
The Design Challenge
The asset had multiple moving parts:
• Mixed warehouse, office, and retail use
• Separate suite breakdowns
• Detailed floor plans
• Strong location story (airport visibility & frontage)
• Heavy demographic and market data
Without structure, this type of OM can easily feel cluttered or overwhelming.
The goal was to create:
Clear hierarchy
Easy investor scanning
Strong first impression
Consistent branding with North American Commercial
Strategic Design Approach
1. Strong Visual Cover
The cover emphasized:
Large, bold address typography (6525)
Aerial hero image of the building
Immediate geographic clarity (Las Vegas, NV 89119)
“Available For Sale” badge for clear intent
The objective was instant credibility and presence.
2. Structured Property Details Layout
Instead of dense paragraphs, property specifications were organized into:
Clean data tables
Highlighted key metrics (±15,900 SF)
Clear breakdown of office vs warehouse SF
Asking price section visually separated
This allows investors to quickly digest core numbers.
3. Suite Differentiation System
Because the building had multiple suites, I created:
Color-coded suite references
Exterior labeling (100, 200, 300, etc.)
Clear bullet breakdowns per suite
Supporting interior photography for each space
This removed ambiguity and made tenant configuration easy to understand visually.
4. Market & Submarket Storytelling Through Layout
The OM included:
Las Vegas skyline imagery
Airport submarket positioning
Industrial vacancy and absorption data
Demographic tables (2, 5, 10-mile radius)
The design focused on:
Clean infographic-style statistics
Balanced white space
Map overlays for geographic clarity
The goal was to make data feel organized rather than overwhelming.
5. Site Plans & Floor Plans
The floor plans were presented with:
Clear section highlights
Balanced spacing
Proper scaling within page margins
This ensured usability — investors could actually read and understand the layout without zooming excessively.

Conservative color palette
Strong typographic hierarchy
